What makes Acotz valuable

Acotz — Akotz in Basque — occupies the north-west of Saint-Jean-de-Luz, five kilometres from the centre and only one from that of Guéthary. Avenue André Ithurralde runs through it, and Guéthary station is minutes away. The shoreline breaks into successive coves beneath the cliffs: Lafitenia, Senix, Mayarco, Erromardie. A footpath and cycle track reach Guéthary, partly following the route of the 1924 tramway. This is another Saint-Jean-de-Luz: wilder, more spread out, turned towards the ocean rather than the bay.

The buildings

Detached houses on generous plots, contemporary villas and older stock reworked. Density is low and plots bear no comparison with the centre — the sector's main argument.

The coves

Each beach has its character. Lafitenia is a break for experienced surfers; Mayarco, four hundred metres of sand and shingle beneath the cliff, keeps a wild and intimate feel; Senix and Erromardie close the sequence to the south. Distance to one or the other changes a property's use entirely.

Connections

This is the best-connected part of the commune: the D810 crosses it, Guéthary station is a step away, and the coastal cycle path reaches the centre without a car. Rare for so unspoilt a sector.

From Lafitenia to Erromardie

Running north to south come Lafitenia, Senix, Mayarco and then Erromardie, which forms the transition to the denser urban fabric of the town proper. The coastal path and cycle track run towards Guéthary along the route of the 1924 tramway. We work here by distance to the cove and by plot size: the two variables that make all the difference between neighbouring addresses.

You take the path down to Lafitenia, board under your arm, and climb back for dinner without touching the car.
