The area

What makes Chantaco valuable

In 1928 René Thion de la Chaume created the Chantaco golf course with the architect Harry Colt, marking his daughter Simone's victory at the British Open the previous year. She would marry René Lacoste. The course immediately drew a clientele who built around it: 1930s villas blending international modernity with a neo-Basque vocabulary, recognisable by their triangular cartouches, pediment lozenges and oval windows. The district proper holds to the edges of the course, where the Chantaco stream runs towards the Billitorte pond — a meander of the Nivelle that once drove a tide mill.

The buildings

1930s villas born with the golf course, houses from the following decades and a few contemporary schemes. The original residences are few and rarely available; their architectural standing makes them a market of their own.

Position on the course

Properties bordering the golf enjoy a permanent outlook: the course will not be built on. It is a mechanical scarcity, and these addresses most often pass on without reaching the open market.

Calm and greenery

The stream, the Billitorte pond and the wooded surroundings give the sector a breathing space the coast lacks. No tourist footfall: here the season changes almost nothing.

Amenities

A collège, a vocational lycée, football and rugby pitches, tennis courts, a swimming pool: all lie along the Nivelle, minutes away. This is the best-equipped part of Saint-Jean-de-Luz for family life.

Where we search in Chantaco

Around the course and the Nivelle

The district holds to the edges of the golf course, on the Ascain road. The Chantaco stream runs down to the Billitorte pond, a meander of the Nivelle where a tide mill once worked. Along the river lie the commune's school and sports facilities. We work here by outlook and aspect: between a plot bordering the course and one two streets behind, the practical value bears no comparison, and the difference does not show on a plan.

You walk along the stream early, while the mist still lies over the course.

Our method

Buying or selling in Chantaco

We listen first

Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.

We search, including off-market

We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.

We filter before you do

We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.

We defend your interests

Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.

Frequently asked

What our clients ask us

Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.

No, and a good share of residents are not. The course mainly acts as a large green space that cannot be built on, in the middle of the district. It guarantees the calm and the outlook whether or not you hold a club.

Some may be, depending on their architectural interest and their situation. The applicable regimes vary from one address to the next: we always check them before any offer and point you to the relevant municipal department.

Schools and sports facilities are immediately to hand, the centre and the beaches are minutes away, and the quarter keeps its own rhythm.

Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
