Under five kilometres from the Atlantic and yet resolutely rural, between Biarritz, Bidart and the interior. Town hall, fronton, church — the Labourdine village triptych. We guide buyers and sellers here.
Arbonne borders Biarritz and Bidart, two coastal communes, and yet is nothing like a resort. In the Middle Ages the village was the summer residence of the bishops of Bayonne. It is arranged around the triptych found throughout the Labourd — town hall, fronton, church — with its white houses and coloured half-timbering and its old farms. The land is excellent, and farming was long its only activity alongside craft. It is that rural vocation, held minutes from the ocean, that makes its value today.
Labourdine farms, village houses and more recent construction on the edges. Much renovated older stock, with considerable differences in condition from one address to the next — a point we always have assessed.
Generous plots, farmland all around, views over the slopes running towards Guéthary and Ahetze. Density remains low and that is what buyers come for.
This is the decisive argument: rural without remoteness. Biarritz, Bidart and their beaches are minutes away, the A63 and the TGV stations within reach, the airport close by. Few inland villages offer that balance.
Families who want space without depending on the car for everything. Buyers who prefer the quiet of the meadows to a sea view. And renovation projects, which the older stock readily allows.
The heart of the village brings together the town hall, the fronton and the sixteenth-century church, around a square where local life concentrates. The slopes run from Guéthary to Ahetze by way of Arbonne, and the terrain governs everything: aspect, views, water run-off. The commune adjoins Biarritz, Bidart, Arcangues and Ahetze. We measure here by aspect and by real distance to village amenities, rather than by kilometres as the crow flies to the beach.
On Saturdays the square fills; the rest of the week you hear only the bells and the wind in the oaks.
Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.
We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.
We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.
Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.
Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.
That is exactly what Arbonne allows, and it is rare. The commune borders two coastal towns while remaining agricultural: you live among the fields, with the beaches, schools and shops of Bidart and Biarritz minutes away.
The three villages adjoin and share the same Labourdine character. Arcangues has the château, the golf and the name; Arbonne, the most direct proximity to Biarritz and Bidart; Ahetze, the most rural and best-preserved character. We show you all three, because the difference often comes down to a personal detail.
Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
One call is enough to frame your project in Arbonne, whether buying or selling. We reply personally within 48 hours, in complete confidence.
