Five kilometres of clifftop shoreline between Biarritz and Guéthary. Beaches below, the Madeleine chapel on its headland, red and white Labourdine houses — we guide buyers and sellers here.
Bidart is built on the cliff, and all its geography follows from that. To the north, the Ilbarritz valley is watered by a stream extending Biarritz's Lac Mouriscot; the Handia cliff overlooks the beach there. To the south, a semicircular plain opens onto the ocean, crossed by the Uhabia and bordered by slopes running towards Guéthary, Ahetze and Arbonne. Between the two rise the Caseville and Ur Xuria escarpments, above the Pavillon Royal and Etche Spi beaches. The coastal path sets off from here to the south, along the cliffs and coves.
Red and white Labourdine houses in the village, resort villas on the heights, and large estates inherited from the nineteenth century — Ilbarritz, Nathalie de Serbie, Baron de l'Espée. Three markets that do not compare.
Everything turns on position relative to the escarpment. Full ocean view, partial view, or set back on the slopes: three radically different practical values within a few hundred metres.
Bidart has kept a living centre, with its sixteenth-century church, its fronton and its shops. That is what sets it apart from purely seaside fronts, and what makes it livable out of season.
Families drawn by easily reached beaches and a peaceful centre. Buyers come for an address on the cliff. And those who were aiming at Biarritz and discover that land still exists here.
The Ilbarritz valley opens the commune to the north, beneath the Handia cliff and the Peyre Blanque rocks. Heading south come the Caseville and Ur Xuria escarpments, above the Pavillon Royal and Etche Spi beaches, then the Uhabia plain. The Madeleine chapel commands the whole from its esplanade, with a view reaching the Spanish coast; the Bassilour mill stands inland. We cross two variables here: height on the cliff and distance to the village, which never move in the same direction.
You take the path down to the beach, climb back to the chapel, and watch the sun fall over Spain.
Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.
We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.
We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.
Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.
Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.
Two equally desirable projects. The cliff gives the view and a lasting scarcity. The village gives year-round life, the sixteenth-century church, the fronton and shops on foot. We show you both before you decide.
A horizon nothing will close. The coastline is fixed and these positions will not be reproduced: a full ocean view secured in Bidart is secured for good, with Atlantic sunsets as a bonus.
It puts the shore at your door. From Bidart you reach Guéthary on foot along the cliffs and coves, in under an hour — one of the great daily pleasures of the area.
Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
One call is enough to frame your project in Bidart, whether buying or selling. We reply personally within 48 hours, in complete confidence.
