The commune

What makes Guéthary valuable

Guéthary occupies very little ground, and that is its whole story. A village of fishermen and whalers, it has kept its tiny harbour, its fronton and its terrace open to the ocean, with the Villa Saraleguinea and its contemporary art museum. Offshore, the Parlementia wave draws surfers from around the world. On the ridge road, the old Ostalapia farm once served as a staging post on the pilgrim route and, before that, as a refuge for villagers attacked by pirates. Few communes concentrate so much on so small a surface — and nothing will be added to it.

The buildings

Village houses packed around the harbour and the fronton, resort villas on the heights, a few contemporary builds. The whole is constrained by the topography and by the commune's size: supply is structurally tiny.

Scarcity

This is the dominant factor, more than anywhere else on this coast. Very few properties change hands each year, and a significant share passes on without ever appearing. Here the question is not searching fast but hearing first.

Stepping down to the ocean

The commune descends towards the water in terraces, and each level opens a different view — the harbour, the cliffs, the horizon. Two houses fifty metres apart do not offer the same picture.

The harbour, the fronton and the sea terrace form the heart of the village, with the Villa Saraleguinea. Offshore, Parlementia rises in a heavy swell and gathers experienced surfers. The coastal path links Bidart to the north by way of the Saint-Joseph chapel, from which the view reaches the Spanish coast, and descends towards Acotz to the south. The commune is served by the railway. We work here by height level and orientation, never by distance to the sea — on so tight a territory, that distance says nothing.
