The area

What makes Brindos valuable

Brindos is one of Anglet's two high points, alongside Sutar — the plateaux where the first settlements took hold, while the low ground stayed given over to pasture and marsh. The district is organised around a natural lake fed by the Aritxague stream, and around the château built in the 1930s in a Hispano-Moorish style, since become a leading hotel address. To the south, the commune of Arcangues begins. This is the part of Anglet where space still exists.

The buildings

A loose suburban weave with no single period. Traditional Basque houses, 1970s to 1990s builds, a few contemporary schemes and plots still available for construction — something that has all but disappeared elsewhere in the town.

Plots and gardens

This is the area's argument. Wide plots, often wooded, with elevated positions inherited from the plateau and long views. A range of plot sizes the coast no longer offers anywhere.

Genuine quiet

Low density, greenery, silence — one of the few parts of Anglet where you still hear birdsong in the morning. The beaches and the Chiberta golf course are a quarter of an hour away, the centre a few minutes.

Buyer profile

Families looking for land without leaving Anglet. Buyers coming from Arcangues or Biarritz who want the same breathing space at a better-connected address. And those who build, for want of land anywhere else.

Where we search in Brindos

From the lake to the Arcangues boundary

Lac Brindos is natural: it is fed by the Aritxague stream, which rises at La Négresse south of Biarritz airport and joins the Adour to the east. The château has overlooked its banks since the 1930s. To the south begin Arcangues and the Chapelet district; to the east, the business zones and the airport. This is a sector where a plot's orientation and its position on the plateau matter more than the address: a few dozen metres apart, the light and the outlook change entirely.

You take your coffee outside with the birds, and you are on the course before the dew has lifted.

Our method

Buying or selling in Brindos

We listen first

Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.

We search, including off-market

We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.

We filter before you do

We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.

We defend your interests

Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.

Frequently asked

What our clients ask us

Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.

Plot size, above all. It is one of the last parts of Anglet where genuine land can still be found, with elevated positions and long views. A quarter of an hour from the beaches and the golf course, that combination has become rare along the whole coast.

A lasting outlook and a sense of space that few sectors offer this close to the coast. The lakeside is a natural area: the view it opens will not close.

This is one of the few parts of Anglet where plots still come free, which explains some of the interest it attracts. The planning rules that apply are set by the commune and do change: we direct you to the official source before any building project.

Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
