What makes Chiberta valuable

Chiberta did not grow gradually — it was designed. In 1924 a company acquired one hundred and fifty hectares of dunes and pines between Anglet and the ocean. Three years later the British architect Tom Simpson laid out a golf course there for the Duke of Windsor, reportedly briefed to build the finest in the world. The villas followed, scattered beneath the pines. That origin explains everything found there today: wide plots, trees everywhere, and a density that has never risen.

The buildings

Three periods coexist. The 1920s and 1930s villas, néo-basque or Art déco, inherited from the Roaring Twenties resort era. Post-war houses, most since remodelled. And contemporary architect-designed homes opening due south onto the garden. Each is negotiated on its own terms.

Plots and gardens

This is Chiberta's true scarcity. Wide plots planted with maritime pines, the house set back from the road. Orientation matters more here than elsewhere: the tree cover is dense, and two neighbouring plots do not receive the same light.

Scarcity

Chiberta is one of the last stretches of this coast where you live between golf course, forest and ocean. The perimeter is closed — neither the course nor the pine forest will release land. Properties change hands rarely, and often without any listing.

The course mixes links and in-land: the opening holes run along the ocean, the closing ones disappear beneath the pines. Around it sit the lake, the riding club, the tennis courts, and the Pignada forest reaching north towards the mouth of the Adour. Les Cavaliers beach borders the sector to the north — internationally rated waves that regularly host professional competitions, amplified by an offshore trough. It is this combination — sporting, wooded, coastal — that holds the area's value, far more than any distance to the town centre: here the day is set by the practice ground, the pines and the tide. We search here by real proximity to those landmarks, not by postal address.

In the morning you cross the pines to reach the practice ground; in the evening the scent of them still hangs in the garden.
