The area

What makes Marracq valuable

Marracq takes its name from a château whose history reaches back to the First Empire — it was there that the Bayonne conferences were held in 1808. The district as we know it was born much later, at the end of the 1950s, with a first municipal housing scheme and a school. That youth explains everything that gives it its value today: a garden, schools at the end of the road, parks where children walk home from sport on their own, and a freedom to alter that the old core does not allow. The pedestrian centre and Les Halles are ten minutes away.

The buildings

Housing schemes from the second half of the twentieth century, small blocks, detached houses and a few recent developments. No heritage constraint comparable to the centre: extension or major renovation projects are far simpler to carry out.

Position

Between the Nive and boulevard d'Aritxague, the district is minutes from the pedestrian centre, from the roads serving the Basque Country and the Landes, and from Anglet's retail zones. The beaches and Chiberta golf course are under ten kilometres away.

Amenities

School groups, higher education establishments, sports facilities, parks and squares. This is the part of Bayonne where family life is best equipped, and that weighs more here than heritage value.

Buyer profile

Bayonne families drawn by space and schools. Buyers leaving the historic centre for land without leaving Bayonne. And renovation projects that the recent stock allows without heritage procedures.

Where we search in Marracq

From the Nive to boulevard d'Aritxague

The district extends south of the historic centre, bounded by the course of the Nive to the east and boulevard d'Aritxague to the west. Saint-Léon continues it, forming a single residential whole. The château de Marracq marks its historic anchor. Public transport is dense and the town centre quickly reached. We work here by plot size and connections, because those are the two criteria that genuinely make the difference in this sector.

The children walk home from sport on their own, you eat in the garden, and the pedestrian centre is ten minutes away.

Our method

Buying or selling in Marracq

We listen first

Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.

We search, including off-market

We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.

We filter before you do

We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.

We defend your interests

Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.

Frequently asked

What our clients ask us

Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.

For space, schools and freedom to alter. As the stock is recent, extensions and major renovations proceed without heritage procedures, and plots bear no comparison with the centre. This is the part of Bayonne where a family project is most easily built.

Yes, one of its strengths: dense public transport, quick access to the roads towards the Basque Country and the Landes, and Anglet's retail zones minutes away. The pedestrian centre remains reachable without a car.

More easily than in the centre, the recent stock and the plots lending themselves to it. The applicable rules are set by the local planning framework and do change: we direct you to the official source before any commitment.

Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
