The area

What makes Victor Hugo valuable

In the eighteenth century, the plain of Passy was crossed by only two roads: the Saint-Cloud road linking the Étoile to La Muette, and the Saint-Denis road descending from the Chaillot hill towards Neuilly. They met at what would become place Victor Hugo, after several changes of name. A chapel was planned there as early as 1850: the origin of the Saint-Honoré-d'Eylau parish. The quarter was built afterwards, in a single movement — which explains its architectural coherence, rare in Paris.

The buildings

Uniformly Haussmannian, dressed stone, carved façades and running balconies. The apartments are among the most spacious in the 16th, with reception rooms in enfilade and bedrooms in number — a format now rare and impossible to replace.

Perspectives

The wide avenues open up the upper floors: depending on aspect, you see the Arc de Triomphe, the Eiffel Tower or the rooftops. Two apartments in the same building do not share a horizon, and that is what we go and verify.

Daily life

Avenue Victor Hugo is one of the most commercial arteries in the arrondissement, from the square to the Étoile: shops, brasseries, schools. At number 16, Prunier's Art Nouveau mosaic façade has been listed since 1992.

The edge of the Bois

Towards the Porte-Dauphine the avenues widen further and the Bois de Boulogne begins. It is the quietest part of the sector, favoured by families who want space without leaving the centre.

Where we search in Victor Hugo

From the square to the Porte-Dauphine

The square and its fountain form the anchor; avenue Victor Hugo runs towards the Arc de Triomphe on one side and the Bois on the other. The administrative quartier of Porte-Dauphine, the sixty-third of Paris, occupies the north-west of the arrondissement on the former territory of Passy; it takes its name from the gate opening onto the Bois. We cross three variables here: floor, aspect relative to the great avenues, and distance to the square — where neighbourhood life concentrates, and from which it fades quickly.

You walk down the avenue for the shopping, come home past the square and its fountain, and the Arc de Triomphe closes the perspective at the end of the road.

Our method

Buying or selling in Victor Hugo

We listen first

Floor, aspect, view, lift, reception volume. In the 16th, two apartments in the same building are not lived in the same way.

We search, including off-market

Our network of owners, notaires and introducers tells us about properties before they are listed. At these addresses, most of it is settled in advance.

We filter before you do

We visit, check true orientation, the quality of the building, how the floors are arranged and what the co-ownership allows.

We defend your interests

Through to completion, with the same rigour as in the Pays Basque — one contact, from the first call to the handover of keys.

Frequently asked

What our clients ask us

Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.

The size of the apartments and the coherence of the building stock. The quarter was built in a single movement after the avenues were cut through, which gives uniform buildings and floor areas the older sectors cannot offer. It is the choice of families looking for genuine reception volumes.

It is one of our particularities: we are established in both territories. Whether your plans concern one, the other or both, you have the same adviser from first conversation to completion — which avoids mismatched timings and makes coordination far simpler.

Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
