A house in Bayonne means a garden, schools at the end of the road, and the pedestrian centre ten minutes away — Les Halles market on Saturday morning, the Nive quays in the evening. Because the city was built tightly between two rivers, the detached house is an exception here, appearing late to the south: Marracq only came back to life at the end of the 1950s. That history explains where they are, and why they are so easy to alter.

Where they really are

Marracq, Saint-Léon and a few Arènes addresses. Looking for a house in the historic centre means targeting a niche market of a handful of properties a year.

The plot

This is what you pay for: land area, orientation, scope to extend. In the south of the town, all three still exist.

Freedom to build

Outside the protected sector, extensions and major renovations proceed without heritage procedures. A decisive advantage few buyers measure.

The residential south: housing schemes from the second half of the twentieth century, detached houses, generous plots. No heritage constraint — extensions and major renovations are far simpler here.

Arènes & Allées Marines

A few fine villas with gardens, in a sector dominated by apartment blocks. Supply is narrow and concerns mainly high-specification properties, rarely listed.

Grand Bayonne

Townhouses set into the medieval fabric, narrow and vertical, often around a courtyard. A niche market, entirely subject to the sector's protection regime.

Petit Bayonne

The same logic, on an even tighter scale. Houses are scarce here and are almost always handled privately.

A Saturday in May, you walk back from Les Halles with the ham and a box of chocolates. The gate closes behind you, and the garden is waiting, ten minutes from the pedestrian centre.
