What makes the Côte des Basques valuable

Cap Saint-Martin marks a geological boundary: to the north begins the sandy coast running up to the Gironde, to the south open the cliffs of the Basque Country. The Côte des Basques is the first of those cliffs. Above, the promenade and the villas; below, the beach and the horizon of the Spanish mountains. Behind, Saint-Charles unfolds residential streets and traditional Basque houses, a few hundred metres from the bustle of the centre. Two worlds in one sector — and two markets never to be confused.

Building on the cliff

Belle Époque villas and architect-designed houses clinging to the slope, often in stepped levels. The Villa Belza, built between 1880 and 1895 by Ange Dufresnay with its keep and pepper-pot turret, sets the tone — neo-medieval, spectacular, hard to imitate.

Building in Saint-Charles

Something else entirely: traditional Basque houses, narrow streets, walled gardens. Authenticity has survived better here than elsewhere in Biarritz, and the quiet is paid for without the view entering the calculation.

The slope

This is the decisive factor, and no listing shows it. The same cliff level gives radically different aspect and outlook depending on orientation. We measure the view from the living room, not from the address.

The Villa Belza closes the sector to the north on its rocky spur; Marbella beach extends it southwards, wilder, as far as the Beaurivage boundary. Between them, the clifftop promenade and the streets descending from it. Saint-Charles sits behind, served by the free shuttles linking the town centre and the Port-Vieux. We work here by cliff level and angle of view, never by distance as the crow flies.
