The lighthouse was built in 1834 on Cap Saint-Martin, where the coast changes nature: the sand ends, the cliff begins. The golf course followed in 1888 — the oldest in Biarritz and the second on the European continent, set in the middle of town facing the ocean. Around these two landmarks a residential sector took shape that enjoys the centre without enduring its crowds. Miramar beach, below, remains the quietest on the Biarritz seafront. This is the north of the town: less photographed, more lived in.
Resort villas, quality post-war blocks and contemporary houses. The sector was built up gradually rather than in one go, which explains a far wider range of condition and specification than in the centre.
Properties overlooking the fairways form a micro-market of their own: guaranteed outlook, no possibility of building opposite, and a mechanical scarcity since the perimeter is fixed. These addresses almost never come free.
A few hundred metres from the Grande Plage, you find the rhythm of a real neighbourhood. That is the sector's main argument for a year-round home, and it holds in August as in February.
Permanent residents who want the centre on foot without the crowds. Golfers, French and foreign, attached to proximity to the course. And families for whom schools and daily life count as much as the view.
Pointe Saint-Martin carries the lighthouse and commands the boundary between the two coasts. Heading south, Miramar beach and the Roche Ronde rock, then the Grande Plage. To the east, the Golf du Phare unfolds its fairways within the urban fabric. The sector therefore reads on two axes: distance to the ocean and position relative to the course. We always cross-check both, because an address can be excellent on one and mediocre on the other.
You walk round the lighthouse when you wake, and come home along the fairways as the light drops.
