What makes the Grande Plage valuable

Biarritz owes its destiny to an empress. The Villa Eugénie, built for Napoleon III's wife, became the Hôtel du Palais and still commands the Grande Plage. Around it settled the Art déco municipal casino, the church of Sainte-Eugénie, the neo-gothic imperial chapel and, further out on the rocks, the Rocher de la Vierge and the aquarium in its Art déco building. It is the most visited part of town and, mechanically, the most contested: here the address counts as much as the property itself.

The buildings

Belle Époque and interwar blocks, often in dressed stone, with volumes and ceiling heights the rest of the town does not offer. The condition of common areas and the quality of management vary enormously from one building to the next.

Floor level and terrace

These are the two variables that govern everything. One floor higher, a deeper terrace, a slightly different angle — and the same apartment no longer compares to its neighbour. Which is precisely why no average means anything in this sector.

From the Palais to the Port-Vieux

The Hôtel du Palais closes the Grande Plage to the north. Heading south come the casino, place Clemenceau and the Bellevue — remodelled to designs by Jean-Michel Wilmotte — then the church of Sainte-Eugénie, the fishermen's harbour, the Rocher de la Vierge and the aquarium. The Port-Vieux, a small sheltered cove, closes the sequence to the south. Boulevard du Prince de Galles runs along the seafront. We work building by building here, because fifty metres apart the practical value bears no comparison.
