An apartment looking onto the Jardin Public does not show itself the same way from month to month. In June the plane trees close the perspective and fill the window with green. In November the same window reveals the water, the bridges and the paths as far as the railings. A buyer who visits once sees only one of those views — and if it is the less favourable one, your apartment is judged on a partial impression. Documenting both is our first task.

We record what the window reveals from each room, in the season of the viewing and in the others, with the corresponding photographs. We also establish the exact level, the ceiling height and the orientation. This whole builds the valuation.

Buyers already searching

The apartments looking onto the park form a fixed set, and we follow their movements. Several of our buyers are waiting for a particular address on a particular side of the garden, sometimes for a long time.

A first visit at the time of day when the view shows itself best, with no commitment on your part. We record what each window reveals and the condition of the building, then build the valuation.

We document both seasons

Photographs of the view as it stands today, and a description of what it reveals in the other season. A buyer viewing in June should know what they will see in December, and the reverse.

We present to those already searching

We know which buyers are waiting for an address on this side of the park. Each is met and their funding checked before any viewing at your home.

We lead the negotiation

We hold your position before the buyer and their adviser, with the full co-ownership file in hand from the outset.

No. At the addresses bordering the park, floor and orientation make most of it: two apartments of the same size two levels apart do not reveal the same thing. We start from the building, the level and what the window genuinely shows.

Every season has its advantages in this quarter, and we adapt the presentation accordingly. What matters is that the buyer has both images, summer and winter, rather than only the view on the day of their visit.

We tell you plainly at the first visit. In the older buildings of this sector, bringing out the mouldings, the parquet and the light often counts for more than a full renovation.

The statutory surveys, the co-ownership rules, recent general meeting minutes and the service charge notices. We contact the managing agent from our first meeting, so as to hold a complete file before the first viewing even takes place.
